Northcote Residence V by Project 12 Architecture

Our fifth renovation and extension in Northcote, this project reimagines a heritage listed Californian bungalow for a growing family of five.

The existing home included an awkward extension that no longer met the needs of daily life. Our design introduces a single-storey addition that brings clarity, comfort and flexibility to the layout – spaces that support the rhythm of family life with three young children, while offering moments of calm and connection.

At the heart of the home sits a generous kitchen with a large island bench, forming the social anchor of the house with views that radiate out across adjoining spaces. The kitchen and dining area open onto an east-facing courtyard – welcoming morning light while shielding views of neighbouring properties.

The living room offers a quiet retreat – connected yet distinct – providing visual and acoustic separation without feeling isolated. Skylights and high-level glazing draw northern light deep into the home, while gently curved ceilings and soffits introduce a sense of movement and visual interest.

A warm, natural palette of whitewashed brick, timber, and muted eucalypt greens brings a grounded, timeless quality to the interiors. Materials were selected not only for their beauty, but for their ability to withstand the knocks and bumps of everyday family life.

The project is due for completion in November 2025.
